What Is an Earthquake Gas Valve?

A device that shuts off your gas automatically during an earthquake.

An earthquake gas shutoff valve is a mechanical device installed on your gas meter that automatically closes when it detects seismic activity above approximately 5.2 magnitude. This prevents gas from flowing through potentially damaged gas lines after an earthquake — reducing the risk of fire or explosion.

Los Angeles Municipal Code requires earthquake gas shutoff valves on most new construction, major renovations, and property sales since 1998. After any earthquake, a licensed plumber must inspect your gas lines before resetting the valve.

Automatic activation Closes at ~5.2 magnitude
LA code required New construction since 1998
Prevents gas leaks Stops flow through damaged lines

Approved Valve Brands

Three brands approved by LA building code.

We install all three earthquake gas shutoff valve brands approved by the Los Angeles Department of Building and Safety. Each brand has different sensitivity settings and reset mechanisms — we recommend the right brand based on your property type and gas meter location.

Most Common in LA

Pacific Valve

The most common earthquake valve brand in Los Angeles. Mechanical design activates at approximately 5.2 magnitude. Manual reset required after activation. 20+ year lifespan with proper maintenance.

High Sensitivity

Seismic Safety Products (SSP)

Higher sensitivity than Pacific Valve — activates at lower magnitude earthquakes. Preferred for properties in high-risk seismic zones or properties with older gas lines. Manual reset required.

Compact Design

Little Firefighter

Compact design for properties with limited gas meter space. Same activation threshold as Pacific Valve (~5.2 magnitude). Preferred for properties with tight meter enclosures or complex gas line configurations.

LA Building Code

When is an earthquake valve required by code?

Los Angeles Municipal Code Section 91.8604 requires earthquake gas shutoff valves on:

  • All new construction since 1998
  • Major renovations (over 50% of property value)
  • Property sales (if not already installed)
  • Additions over 500 sq ft

If you're selling a property built before 1998, you may be required to install an earthquake valve before closing. We can inspect your property and confirm whether installation is required.
